1. HOME EVALUATION
Evaluating the condition of your home and identifying any repairs or improvements that may bring additional value to your home and entice buyers

2. SET YOUR ASKING PRICE
There are many factors to consider when setting a price, and it is imperative to understand what the market will pay in order to achieve a successful sale

3. PREPARE FOR LISTING
This may include decluttering, addressing maintenance items identified at your home evaluation, sprucing landscape, and staging; professional photos are taken for the MLS and other marketing avenues

4. LIST
Your home is now actively for sale on the market; you’re notified in advance of showings so that you can have your home in top shape. It may also be advantageous to host an open house

5. REVIEW OFFERS
All offers are presented and the terms are weighed, including making any negotiations so that you accept the best deal possible

6. INSPECTION & APPRAISAL
Once you’re under contract, the buyer orders an inspection and appraisal as part of their Option Period due diligence and lender requirements; depending on the results of these reports, further negotiations may occur

7. CLOSING
Congratulations! Upon both parties completing the paperwork and the buyer’s funding being received, the title company wires you the net proceeds of your sale and your home will officially be sold
